Site Plan Control

Site plan control is a regulatory tool used to manage various aspects of site development, including pedestrian and vehicle access, walkways, lighting, waste facilities, landscaping, drainage, and exterior design. It enforces the rules outlined in the Town's Zoning By-law and is required under the Town’s Site Plan Control By-law. The Director of Planning, Building and Development Services is responsible for approving Site Plan applications.

Site Plan Applications

Site plan applications address detailed aspects of site development, including access, landscaping, parking, accessibility, infrastructure, stormwater management, and compliance with Provincial, Regional, and Town requirements. These applications are supported by comprehensive drawings and documentation, which undergo review by Town Departments, external agencies, and technical experts. The Planning Act guides the approval process, and once approved, a Site Plan Agreement is registered on title, with all conditions needing to be fulfilled before development begins.

You can find site plan materials online using the links below or by visiting Town Hall (1593 Four Mile Creek Road, Virgil). While public input is not required during this technical phase, individuals can schedule an appointment to review documents, meet with Planning Staff, and provide comments or concerns.
